The Senior Director role holds partial responsibility for the Logistics team’s real estate activities in Europe, particularly concerning the German regulated investment mandates and any mandate where German clients are involved; The role primarily focusses on delivering investment performance for those funds, mandates, and assets, with German regulations and or investors which are managed across the Pan-European region – further establishing Nuveen’s profile as a market leader in the Pan-European Logistics sectors; The Logistics sector team manage a committed portfolio of ca. €4bn in Europe – with ambitions of significantly increasing its exposure to the European market.
Main Duties and Responsibilities Strategy • • Responsible for formulating the investment, portfolio, business development and resourcing strategy of the German platform in conjunction with the European Sector Head and broader European Leadership Team • Focus on driving investment performance, business growth and profitability Investment/Transactions • • Primary point of contact for all investment activity in the Logistics sector in Germany and where German clients or mandates are concerned. • Strong network across the target sectors with a track‑record of sourcing innovative off‑market opportunities across the risk curve • Rigorous analysis of potential investment opportunities and ultimate responsibility for all underwriting • Responsible for clinical transaction execution – on the acquisition, sale and recapitalisation side • Co‑ordination of both internal (e.g.
Nuveen Investment Committee) and external (e.g. client) approvals • Liaise and support wider Nuveen Real Estate teams involved in the acquisitions e.g.
Portfolio/Fund Management • • Oversight of all mandates – funds, joint ventures or separate accounts – in the German market • Responsible for working with the respective mandate teams to determine a clear strategy and oversee its implementation – including periodic hold/sell analysis • Oversee both internal and external communication as well as all reporting – including annual Strategic and Asset-level Business Planning Business Development • • Working closely with specialist teams, including but not limited to capital raising, in Europe, the candidate will be instrumental in the growth of the business through assisting with the launch of new funds and securing separate account mandates. • New business - maintain an active profile in the German market and lead business development and capital raising initiatives. • New Funds – provide support and advice to the specialist in-house teams in formulating fund strategies, producing the supporting documentation and attending investor / bank presentations. • Separate account mandates – to provide specialist asset management and other complementary services to third parties, when suitable opportunities arise.
Management • • Ensure local German logistics team is fully integrated into the company and understand the global business/objectives • Assume management of the German transaction and portfolio management team • Responsible for determining and implementing a resourcing strategy in accordance with business needs – focusing on creating a highly-skilled, motivated and performing team Technical Skills & Qualifications Required • • Extensive knowledge of the Real Estate market in Europe; especially in logistics sectors • High quality track‑record of executing transactions, both asset and corporate, across the risk curve • Strong portfolio management skills with proven ability to asset management and investment management • Established network in the real estate and financial community • Graduate calibre or similar level of education • Ability to interface with clients and deliver on their objectives • High standard of computer literacy and analytical skills Competencies Required • • Strong financial, analytical and modelling skills • Good team player contributing to the success of Nuveen Real Estate (the role will involve regular liaison with other offices) • Self-confident, with strong presentation and communication skills • Need to demonstrate flexibility and efficient time management • Strong interpersonal and motivational skills – with experience of managing teams Nuveen is committed to providing equal opportunity across all employment practices and we believe our employees have a right to a diverse and inclusive workplace.
